Title 24 Projects in San Jose
Most of San Jose's single-family housing was built in the postwar decades, when orchards across the valley gave way to neighborhoods of one-story ranch homes. Older areas such as Willow Glen and the neighborhoods near downtown have pre-war houses, and the city also has tracts of Eichler homes with their flat roofs, glass walls and radiant floor heating. Hillside neighborhoods on the east and south sides add larger custom homes.
With high housing costs and many lots that have room in back, backyard ADUs are one of the most common San Jose projects, along with junior ADUs, garage conversions, second-story additions and whole-house remodels. Each housing type has its own energy-model quirks. Ranch homes often have ducts in the attic and limited insulation; Eichlers have little space for roof insulation and large areas of single-pane glass, so any remodel has to be planned around those constraints.
